Expansion on

Troy Schenectady Rd

We want to share important information regarding a proposed large commercial expansion at 2339 Troy-Schenectady Road, located at the corner of Route 7 and Onondaga Road (Mobil Gas Station).

This project would be 150% larger the size of the current business, significantly altering the character of our immediate neighborhood and the Route 7 corridor. This expansion will also set a precedent for further commercial growth along Route 7, which will negatively impact our community in the long term.

The current Comprehensive Plan states that preserving community character has wide support from residents and its preservation makes economic sense.  Specifically, the plan states its intent to “ Preserve and maintain the valuable historic, cultural, architectural, and archaeological heritage of Niskayuna for the benefit of present and future residents.” 

Many of us chose to live in this neighborhood and in Niskayuna for its residential character, quiet streets, and strong sense of community. The proposed expansion threatens these qualities by introducing additional commercial elements that disrupt the neighborhood, adversely impacting our peaceful environment.

Dear Town Board Members,

I am writing to express my support for preserving the residential character of Route 7 and to voice concerns about the impact of increasing commercial development along this corridor. Route 7 is a key part of our community, and maintaining its character is essential for our quality of life, property values, and safety.

As commercial development expands, we face rising challenges, including heavier traffic, safety hazards at intersections, and increased noise, all of which threaten the residential nature of our neighborhoods. Allowing additional businesses to develop along Route 7 could set a precedent for further commercialization, diminishing the peaceful environment that makes Niskayuna so desirable.

Recent accidents highlight ongoing safety concerns on Route 7, and increased traffic from new commercial expansion could make conditions even more dangerous for drivers, cyclists, and pedestrians. Thoughtful planning that prioritizes community well-being, safety, and responsible development is essential.

I appreciate the Town’s commitment to evaluating these issues through the comprehensive plan update and encourage decision-makers to protect the integrity of our neighborhoods when considering future development proposals.

  • Proposed use variance will set a precedent for other use variance approvals on Rt 7

  • Increased commercialization on Rt 7 poses significant risks to our :

    • Increased traffic on side streets used to cut off of Rt 7

    • More noise, and disturbances that detract from the residential atmosphere

  • All leading to decreased home values, as prospective buyers often prefer neighborhoods that retain a more residential feel.
